- The Section issues approvals and building permits for construction, demolition, change of use, and all types of building works. It also revises issued building permits in accordance with the applicable building regulations and implements electronic processing.
- Reviews plans, supporting documents, and materials submitted with building permit applications in accordance with current urban planning legislation.
- Verifies the completeness of structural studies and examines structural calculations of building permits, including cases of work stoppage based on building inspectors’ reports or complaints.
- Verifies the completeness of electromechanical studies, compliance with ENAK (Greek Energy Performance of Buildings regulation), thermal insulation adequacy studies, and passive fire protection studies; checks these studies in cases of work stoppage or complaints.
- Reviews relevant tax documents for revising building permits and issuing approvals.
- Maintains a file archive of building permits and approvals for issuing copies, as well as an electronic archive of permits and approvals.
- Maintains an electronic project registry and building identity records according to applicable regulations.
- Issues certificates for buildings predating 1955.
- Issues certificates of primary use.
- Issues certificates for connection to utility networks and for floor area ratio compliance.
- Grants approvals for small-scale works.
- Approves structural or mechanical installations for antennas on buildings.
- Issues permits for industrial building construction and revises related building permits.
- Oversees elevator licensing in new and existing buildings.
- Maintains a record of small-scale work approvals and updates on works and changes of use.
- Grants approvals for repair works.
- Publishes approvals, building permits, revisions, and decisions on the “Diavgeia” platform.
- Collaborates with the Special Service of Building and Energy Inspectors to appoint building inspectors and issues Construction Control Certificates (PEK) based on inspectors’ reports.
- Recommends work stoppage or revocation of building permits.
- Advises on and evaluates unfinished constructions in traditional city areas, traditional settlements, areas of natural beauty, archaeological sites, and historic locations affecting the surrounding environment.
- Provides information on Greek Building Code (GOK), New Building Code (NOK), and other matters within its competence.
- Maintains an internal registry of incoming and outgoing documents.
